Chevron Tenant Improvement in J L Tower

RIM Design has taken an environmentally conscious approach to designing the new tenant space for Chevron North America Exploration and Production’s Mid-Continent/Alaska Business Unit. The tenant improvement space is currently under review for a LEED® CI certification level from the U.S. Green Building Council. The 97,000 SF space is located in the 14-story J L Tower, which is LEED® Certified Silver for Core and Shell.
The tenants’ commitment to environmentally sustainable operations is evident through use of a green cleaning program, a recycling program, a local Green Star Award, and optimizing energy performance with Energy Star rated equipment and appliances.
The design and construction team proceeded with green construction standards, specifying low-emitting materials and materials with recycled content, designed for 30% water use reduction with water saving fixtures, provided low mercury lighting fixtures and maximized day lighting opportunities through the space.
RIM Design provided programming, space planning, design, construction documents, furniture planning, and construction phase services for this new space located in the 14-story J L Tower, which provided the opportunity to consolidate three separate locations and to implement Chevron’s space, equipment and construction standards not previously used in Anchorage. Delivery method for the fast-track project was design/build with design contracted directly by the construction contractor. Design commenced at the end of January 2008 with occupancy in the middle of October 2008.
Space planning for the four and a half floors began with the upper floors and was completed in March and April. Construction drawings were completed the following two months. Chevron construction standards were closely incorporated in the drawings and build out, supported by extensive coordination with Chevron’s internal and external specialists in IT, AV, Art, Security, Signage, Graphics and Moving, among others.
Chevron’s national contracts were used for carpeting and furnishings, including a DIRTT glazed slider system at 10x10 office fronts, Steelcase furniture throughout typical workstations and offices, Vecta products in conference rooms, and Keilhauer, Turnstone and Metro chairs in common and support areas. Art was selected to reflect the Alaska environment and spirit.
